Fort Royal Country House was successfully sold by auctioneer Dermot Rainey this afternoon following on from an extensive marketing campaign.

A packed room of interested parties came to observe the sale of this landmark property described by Dermot as “magical”. Bidding which commenced at €400,000 increased to €440,000 until the successful party, on being invited to do so, increased the bid to €530,000. The sale was concluded and the purchaser, a local lady, intends to use the property as a family home.

Irish Residential Market – Review of 2012 and Outlook 2013

Following five consecutive years of contracting house prices, 2012 has proven to be somewhat of a turning point in the residential market as Dublin house prices rose for the first time since 2006. The latest results from the Sherry FitzGerald index for the year ending 2012 reveal that the average price of a second-hand property in Dublin rose by 1.5%. Furthermore, the pace of deflation in other locations has reduced during the twelve month period; the overall Irish housing market fell by 3.3% in the full calendar year of 2012.

Mortgage Approvals up by 25%

Mortgage approvals were 25 per cent higher in November 2012 than in the same month the previous year, according to Irish Banking Federation figures.

Surveyed lenders approved a total of 2,010 mortgages in November, to the value of €346 million, the IBF Mortgage Approvals report found.

This figure represents an 8.6 per cent increase on the previous month.

Of that figure, some 94 per cent for property purchase, which itself showed a year-on-year increase of 35.4 per cent. The balance of approvals was for re-mortgages and top ups.

The IBF deems a mortgage approval a “firm offer” to a customer of a credit facility secured on a specific residential property, but the sum is not necessarily drawn down.

“The second month of data in this new series confirms continued growth in the number of new mortgages approved by mainstream lenders,” an IBF spokesman said.

House prices rise at fastest pace in six years

The collapse in Irish house prices has been well reported across Ireland and Europe. Below is an extract taken from The Telegraph in the UK where they are discussing the recent increases in house prices.

“House prices in Ireland rose at the fastest pace in more than six years in November, as the country recovers from Europe’s worst real estate crash.

The average cost of a home in the Emerald Isle rose 1.1pc in the month of November, the most since 2006, according to figures from the country’s Central Statistics Office.

The rise compares to a fall of 0.6pc in October and a decline of 1.5pc in November last year.

In particular, house prices in Dublin performed strongly, with prices up 2.7pc in November.

However, Dublin house prices have yet to fully recover, with house prices 3pc lower compared to a year ago, while Dublin apartments were 13pc lower when compared with the same month in 2011.

Prices in the rest of Ireland have also taken a hammering and despite a 0.3pc rise in residential property prices last month, they are still 7.2pc lower when compared with November 2011.”

New mortgage lending reaches €663m

The number of new mortgages issued over the past three months rose by a quarter.

The latest mortgage market profile shows that 3,983 new mortgages — to the value of €663m — were issued between July and September.

The figure represents a 24pc rise on the same period in 2011

Third month in a row of house price increases (CSO)

Residential property prices nationally recorded an increase of 0.9% in the month of September, according to the latest figures from the CSO.

It follows an increase of 0.5% in August and compares to a decrease of 1.5% in September last year.

“Recent house price trends provide comfort to our view that, after four consecutive years of double-digit price declines, the worst is over for the Irish housing market,” Philip O’Sullivan, chief economist with NCB said.

Davy economists pointed out that the CSO index only covers half of total transactions and we don’t yet know the true movements in market prices.

“Nonetheless, today’s data provide more tentative evidence of stabilising prices, albeit in a dysfunctional market starved of supply and with weak transactions,” economists Conall MacCoille and David McNamara concluded.

“Around 40% of activity in the housing market at the moment is being done through cash, which suggests things may be stronger than the CSO numbers indicate,” Alan McQuaid of Merrion Economics suggested.

In Co. Donegal demand for residential properties in good areas has been increasing steadily for a number of months. In a growing number of cases sales are being achieved above and on occasion significantly above asking prices as a result of potential purchasers bidding competitively to secure the properties.
