A Building Energy Rating (BER) calculates the energy performance and CO2 emissions of a building. On completion a certificate is issued which will rate the property from 'A' - 'G'. The certificate is similar to those you may see on larger electrical items such as fridges and freezers.
All properties offered for sale or let require a BER to be carried out. The BER certificate must be furnished to any person expressing an interest in purchasing or leasing the property.
Potential purchasers or tenants may consider that properties without a BER have something to hide.
The BER certificate will also be required by the solicitors for investigation prior to contracts being signed.
If you don't have a BER you risk a maximum fine of €5,000 and run the risk of losing a potential sale / lease of your property.
The BER must be carried by a Sustainable Energy Ireland (SEI) approved assessor and it must be carried out in an independent manner. Your selling / letting agent cannot carry out a BER for you.
